So i put an offer in on this house.

list price is: 210,000 and i put in a lowball offer of 155,000. its a really low offer but the place is sold as is and has been on the market for like 2 years and they'de been dropping the price every couple of months, so we will see what happens. I'm expecting them to counter.

Dude, that is incredibly insulting to the seller of that house. I understanding 'low-balling' an offer on a house, but that will more than likely not even be entertain by the seller.

Hence fore killing your chances to make any other offers on the house.

Could be, we will see. its not like there getting any other offers. The house is an estate sale so their probably not as emotionally attached to it as they would be if they lived there. i would probably pay up around 180,000 for it but i'm not gonna offer them that right off the bat. i would be really happy if the countered me at around 175, if they choose not to counter ill probably re-submit an offer around the 170's range. if they ignore that then they can just let the house sit there paying properties taxes and upkeep on it for another 2 years. anyway i'm not sure when ill hear something but ill let you know when i do. I'm also not letting myself get so emotionally involved in a particular house that i will pay to much for it.

Well, if it were I. I would have made my 'low-ball' offer at 185k, but the best of luck to you.

On a side note, like you are going to be able to be able to do upkeep on a house. :lol:

I think thats called a medium ball offer. plus i'de be pissed if they accepted 185 right away b/c i'de feel like i could have gotten in cheaper. I'm using what i refer to as the pawn stars startergy.

What makes you think i can't. i wouldn't imagine there would be very much upkeep on the house except for the things i want to do right away like new windows and carpet. yardwork i can do and as far as the inside i dont see there being much work on an ongoing basis.

P.S. didn't you make an offer not to long ago on a house listed around 230 for like 180 and they accepted it. thats only a 4.5% differance from my low ball.

I put in an offer of 195k, and it final out to 220k all said and done.

Pawn stars is a show in the discovery channel. Basically it's a lot like antique's road show in that they bring in experts to appraise the stuff the customers bring in but it’s a pawn store and will buy it on the spot. You know its hard to say. when i first started out looking for houses i told myself i would not pay more then $200,000. the taxes on this house is pretty high $3,491 a year because the last tax assessed the value at 268,093. i wasn't expecting taxes to be that high so it may just lower my max. the payment on that would be $1,228.62 a month with 20% down. i could afford that but it seems a bit high and i always have that fear of what if.
